The procedure of Structural Audit

Structural Audit may be a Visual Inspection of Buildings External Exposed Surfaces, Internal Exposed Surface of Tenements, Ducts, Common Areas, Staircases, Parking, Terraces & Vegetations on and around Building, etc. Noting down Cracks, Leakages, Deformation, Deflection, Dampness & Disorders, etc.

Mentioning issues in report & order to Repairs. Comment about Condition and Repair & maintenance done on Building. Future Expected Satisfactory lifetime of Building etc. Issue Stability and fit Occupancy & Use Certificate Subject to Rectification & Repairs.

Dangerous Disorders are going to be ordered for immediate Repairs before Certification. But other Disorders requiring repairs must be done as early as Possible are going to be ordered with 6 months deadline & Re-certification.

Main Deteriorating action is Rusting of Reinforcement thanks to Rain, Humidity, Environmental Pollution, Leakages, Dampness and Water Contact thanks to waterline leakages, watering to Flowerpots, etc. Reducing lifetime of Building.

Concrete Cracks around Reinforcement thanks to increasing in volume up to six times by Rusting of Reinforcement. Such Cracks are to be Located & Repaired to shut properly to scale back the further rate of Rusting to extend lifetime of Building.

As per the Model Bye-Laws of Cooperative Housing Society Structural Audit is Mandatory

  • For Buildings aged between 15 to 30 years - Once in 5 years.
  • For Buildings aged more than 30 years - Once in 3 years.
